How we differ, plainly stated

A great many people will text you about your house. Most have never seen it, haven't looked up a single record, and are hoping to find somebody else to take it off their hands. Here is how we actually work.

We verify before we offer

Deed history, permit records, zoning, tax status, code enforcement, and real recorded sales — all pulled before a number ever leaves our desk. It's why our offers hold instead of getting renegotiated later.

We tell you what we are

We're investors. Some properties we close in our own name and keep. On others we bring in a partner investor and assign the contract at closing. Tennessee law requires that be disclosed in writing; we set it in bold in every contract we write. The price you agree to is the price you get.

Attorney-prepared contracts

Our purchase agreement was drafted by a Tennessee real estate attorney to comply with state disclosure law. You'll get a clean, proper document — not something printed off the internet.

A licensed title company closes it

Every transaction goes through a licensed title company holding a real escrow account. Your funds and your deed are handled by professionals, and never by us.

We start from what the house is worth once it's fully repaired, based on recorded sales nearby — not an automated estimate. From that we subtract what the repairs will actually cost, what a buyer needs to make for the work to be worth doing, and our own fee. What's left is the offer. We'll walk you through every line of it if you want to see the arithmetic.

Almost certainly not. We buy vacant, boarded, fire-damaged, condemned, and hoarded properties. Rough condition is the entire reason we exist — a house that needs nothing doesn't need us.

No. Take what matters to you and leave the rest exactly where it sits. Furniture, appliances, belongings left behind by tenants — we handle all of it after closing, and we don't come back and deduct for it.

Nothing. No commission, no listing fees, no closing costs, and no charge for the walkthrough or the offer. If you accept, the number we agreed on is the number on your settlement statement.

Usually twenty-one to thirty days, which is what the title company needs to search title and prepare the closing properly. If you need it faster we'll try. If you need longer — to find somewhere to live, to settle an estate, to finish out a school year — we'll wait. You set the date.

Tell us anyway. Sometimes the numbers still work, sometimes a lender will consider a short sale, and sometimes the honest answer is that selling isn't your best move at all. We'd rather give you that answer for free than waste your time.

No, and we'd rather you didn't. Take our number to an agent, to your attorney, to your family. A good offer survives a second opinion. We won't pressure you, and we won't disappear if you need a week.
